The Trailhead at Helotes is a proposed Planned Unit Development (PUD) by MNO Partners, a real estate development firm in the Austin-San Antonio area. The proposed development site is located on Bandera Road (S.H. 16), between Grace Church Helotes and Happy Paws Boarding & Grooming. The development site consists of three tracts of land identified as BCAD Property ID Nos. 242100, 1097255, and 242130 – All together, the three tracts total approximately 21.7 acres. The current zoning of the proposed development site is General Business District (B-3).
A PUD is a special zoning designation that allows for mixed-use development. The purpose of a PUD zoning designation is to preserve the natural environment while encouraging high-quality development. A PUD zoning designation is allowable by City Code; however, in order to get a PUD established, it must be approved by City Council upon review by city staff and recommendations from the Planning & Zoning Commission.
The Trailhead at Helotes PUD intends to have retail buildings fronting Bandera Road (S.H. 16) and a residential village behind the retail spaces, abutting the Helotes Park Estates Subdivision. A total of 366 residential units are proposed. The overall project site plan has 5 acres dedicated to commercial and about 17 acres dedicated to green space and residential use.

This presentation will be placed on the Planning & Zoning Commission agenda (7/11/2023) and on the City Council agenda (7/27/2023). The Planning & Zoning Commission and City Council agendas are posted at least 72 hours prior to the date of the meeting. These meetings are open to the public.
